Midtown Welcomes the Mandarin Oriental Hotel Group

Once again illustrating the new face of Midtown Atlanta, the Mandarin Oriental Hotel Group has decided to use Midtown as the next location for a mixed-use luxury hotel and condo tower. Mandarin Oriental is world-renowned for their luxurious reputation and currently has 22 five-star hotels worldwide. Most of these hotels can be found in major financial and business centers - i.e. San Francisco, New York, London. This Midtown location will be their first hotel in Atlanta, the next closest are in Washington, D.C. and Miami. If you want to learn more about this 53-story hotel development, then make plans to attend the opening ceremonies of The First Emperor because Mandarin Oriental intends to use this event to showcase their development to the public. Specific details of the project, for example how many rooms and how much retail space, have yet to be declared, but one thing is for sure, the Mandarin Oriental Hotel Group choosing Midtown Atlanta for its next location is a clear cut sign that Midtown is quickly becoming the face of luxury for Atlanta. 1010 Midtown Closings in One Week!

12th & Midtown Welcomes King Tut

The first “upscale resident” has now moved to 1010 Midtown, the initial phase of the massive 12th & Midtown mixed-use development underway in the heart of Midtown Atlanta.

The jackal-headed god Anubis was believed to be the guide and protector of the dead in ancient Egypt, and has arrived in Midtown to pave the way for the new exhibition “Tutankhamun: The Golden King and the Great Pharaohs,” which opens November 15 at the Atlanta Civic Center.

This new exhibition spans 2,000 years of history and highlights some of the most significant rulers of ancient Egypt, showcasing the lives and splendor of the Egyptian pharaohs. With more than 50 treasures from King Tut’s tomb and more than 70 priceless artifacts from some of the most powerful pharaohs in Egyptian history on display, visitors will get a sense of how life – and art – evolved under various rulers.

Anubis has served as the protector of King Tut’s treasures in Vienna and London, where he approached the city floating down the River Thames. At five tons and 25 feet, Anubis makes an imposing guide and protector for King Tutankhamun’s treasures and we are thrilled to now welcome him to Midtown Atlanta.

The InterContinental Hotel Coming to Midtown

The Midtown Mile seems to be the most sought-after strip of real estate in Atlanta, as it has attracted the eye of many prestigious establishments, including The W Hotel, Equinox and, now, the InterContinental hotel. It was recently announced in an article from the Atlanta Business Chronicle that the InterContinental Hotels Group will put a new hotel at the intersection of Peachtree Street and 17th Street, bringing a high level of luxury to the area. The InterContinental hotels have a very prestigious reputation, and Atlanta currently has one InterContinental hotel in the Buckhead area, which holds a Five Diamond rating. There are only four hotels in all of Atlanta that have such a high rating, but there is sure to be one more added to the list once the Midtown InterContintal Hotel is complete. Home Buyer Tax Credit Will Boost the Real Estate Market

Recently, President Bush signed the housing stimulus bill turning it into the Housing and Economic Recovery Act of 2008. While there are many aspects of this piece of legislation that will help the real estate market and economy, the shining jewel for the real estate industry is a $7,500 tax credit for first-time homebuyers. Meaning, anyone who has not owned a home in the past three years that purchases a home before July 2009 will receive a $7,500 tax credit. This one aspect of the Housing and Economic Recovery Act will give the real estate market the boost it needs to rebuild. This incentive is going to build consumer confidence and bring more buyers into the market to absorb the current amount of inventory. Once the inventory supply decreases, the real estate market will be back to a steady and successful housing market, and you won’t be able to find the great deals on new homes that are currently available.

This is quite possibly the biggest incentive to hit the real estate market in decades, and many home shoppers that have been on the fence about purchasing a new home are no longer going to have any reservations. So, if you are an empty-nester looking to downsize to a new home of a more manageable size, but have been reluctant to put your home on the market because of the slow economy, now is the perfect time to sell. There are going to be a lot more buyers than there were in previous years due to this amazing tax credit, so selling your current home is not going to be as difficult of a task. Atlanta Continues to Grow and Grow

When I say grow and grow I mean in terms of population and the economy. Many news reports keep mentioning a “real estate bubble,” and are trying to predict the time period that it will burst. I think that many Atlanta citizens are trying to do the same thing, and are basing their involvement in the Atlanta real estate market on when it will burst. However, this is an unreliable plan as Atlanta has no housing bubble. The Atlanta market has remained relatively steady during the worst times of the slump, and because of our strong housing market, we are in a prime position to make a full recovery quickly. There are not going to be any significant highs and lows to indicate that a bubble has burst. In fact, you probably won’t realize we are on our way back up. We haven’t seen a drastic decrease in home prices because our average home prices tend to be lower than the national average. We also have a strong job market and population growth. All of these factors have helped Atlanta stay on the outside of the housing bubble.

Atlanta seems like a pretty favorable place to purchase a home, which may be why Forbes Magazine has named Atlanta #10 on the “Best Cities to Buy a Home” list. And we definitely do have a strong population growth. One current trend has caused a shift in the Atlanta population, moving more people intown and increasing the city’s population. The gas prices and increase in living could be a direct cause of the move inside the perimeter, as more and more individuals are looking for live, work, play developments like 1010 Midtown. (more…)
